The refurbishment that I refer to is not the sort of stuff that is covered by annual services charges but rather the inrastructure of the building: the exterior cladding, the windows need replacing due to the battering they get in the high-rise environment, the entire electrical distribution systems, the plumbing (waster and supply) as the water has to be pumped up above the third storey level which needs pumps and other electrical plant to operate and then there are the lifts which deteriorate over time through use involving factors such as metal fatigue. Another example of a building that has been pulled down in the past few years that was a mid-height tower block (perhaps twenty stories) was one of the Smithkline Beecham buildings that was on the south side of the A4 on the west side of the Ealing Road in Brentford where the Barratt development is nearing completion. |
