If you can extract a guarantee of biodiversity preservation and a full timely restoration then you will achieve something akin to a miracle like the parting of the Red Sea.  Look up the sumps which have ruined Lammas Park and eatings involvement with Gunnersbury Park and you can see why my cynicism is well-founded
