With 100 outlets bringing in £5 million pounds in revenue a year that is £50,000 per year rent each. Shops in South Ealing rent out at £15,000 a year (I think, though I am not sure). A sheme to allow ordinary shopkeepers to set up specialist stores in the Arcadia at South Ealing (or Southall rates) would be excellent. A Natco foodstore, a LIDL in the old HMV shop, a tile and flooring shop, a small architectural consultance, a unit could even be let to the Ealing Centre for Independent Living charity for its day centre for the disabled (Albert Dane/LINKS replacement)which it is planning to set up (right in the centre of Ealing where the disabled could integrate fully with life in Ealing). By my calculations in half the rent on Arcadia is available to pay mortgage interest, and one-tenth of the average take home salary goes on mortgage payments and you are allowed a mortgage of three times the gross salary, this puts a value on the Arcadia of around £25 million, hardly the £600 million that Glenkerrin seem to think that it is worth! |
