The only circumstance which would persuade me to support Ealing purchasing this site would be if they let the new development at levels which would suck in new business and residents. Then after ten years the rents would gradually be allowed to rise to higher levels in real terms by which time it would be hoped that Ealing had found its economic strengths once more.

Regeneration in this Borough has become a dirty word. It signifies a department of people who seem hell bent on selling off some of our Council owned properties which provide us with community services, in favour of the drive to provide 14,000 new dwellings.

What we do not see is a drive to underpin existing community services and provide more to meet the demands of a rising population. What we do not see is a drive to make Ealing a better place to live in.

What we so rarely see is a drive to make Ealing much more self sustainable. IMO that should be the first acid test for all new development.

Turnham Green station which I know well is a case in point. It cannot be very much longer before TFL cave in and Piccadilly trains will stop there. I don’t know when peak oil will strike but how much longer is it before petrol doubles in price? And then fourbles? Ealing Broadway station I understand is the busiest suburban London terminal. How much more unbearable is it to become before people refuse to work in central London? How long will it be before they clamour for work locally?

I still think that Ealing should follow the precedent set by Hammersmith station which is covered by shops and business and sustains the local community. People forget how truly awful a place was Hammersmith 30 years ago.

So in Ealing borough we need many many more jobs and that means building accommodation which provides for considerably more employment. The regeneration team just has to stop selling off business land for short term gain and long term misery.

I don’t mind moderately high buildings in Ealing Central, provided they are very well designed. After all it is our centre and the connections are very good. But the need for quality of life as to be taken into account, which means not just a dormitory of homes with hardly any decent parking provision, but also plenty of new employment where for a while the rents are not astronomical. And also improved additional local public transport facilities.

The planning restrictions in Ealing also need to be tightened whereby as many buildings as possible comply with even higher and newer standards of limited energy use. Ealing should lead urban development sustainability design and set a precedent for London.

But NO I do not agree with Ealing centre being filled up with just a few little trendy local shops. Nice as though they are they will do virtually nothing for the GDP of Ealing.
