The point is that the housing needs are for new social rented homes. If the Green Man Lane Estate demolition and rebuild is anything to go - where just 338 of the 706 new homes will be social rented - less than 7,000 social rented homes will be built in Ealing 2011 - 2016. The other 7,000+ will be some form of ownership and there surely isn't the need for many of these homes, and mortgages won't be forthcoming for all the private sales. This approach by National Government to give cash to Housing Associations to build social rented housing only seems to work if these Housing Associations build an equal number of homes for sale. The Housing Associations' argument is that they are creating mixed tenure 'communities'. However recent new 'communities' built in Ealing are in actual fact just aggregations of separate gated communities - each heavilly fortified so that there is in effect no 'mixing' of the social-rented, shared ownership and private sale 'communities'. |
